For all new clients, Red Dog contracts will undertake to complete all domestic planning applications, on a no approval no fee basis , (except for the planning fee payable to your local council).

House Re-Modelling and Renovation

Re-modelling

Re-modelling is when you change the internal appearance of your home by making structural changes to your home, this often includes removing walls and doors, building new walls, fitting new stairs and generally transforming the structural appeance of your home.

Renovation

To renovate means to make like new, every time you paint or wall paper you are carrying out renovation work to your home.

We have all the trades to complete any home renovation from joiners, painters and decorators, plumbers, electricians, tilers and flooring experts.

Garages

For many people a garage has become somewhere to store the overflow from the house instead of the traditional home of your car. Often this is because modern cars are wider than their 1970’s counterparts. However a properly sized garage or garage conversion can be so much more. 

Planning and Permitting:
 
  • Garages are often categorized as “permitted developments” and may not require planning permission, detached garages normally will not require planning permission provided they meet certain conditions including size, height and proximity to property boundaries.
  • Converting a garage into living accommodation is a popular way to add usable space to a home. It is also a brilliant added value alteration to your home Generally, building regulations approval is required for such conversions, and in some cases (especially detached garages), planning permission may also be needed.

Sunrooms

The sunroom is a room unlike any other in most homes. Designed with the main purpose of being able to enjoy the outside inside, a sunroom is always a high value home improvement.

A room to relax and unwind in, the sunroom has the added benefit of being the spot from which to get the best view of the garden and often the best spot to watch the children as they play outside.

A properly designed sunroom will be built using materials which compliment the existing house. As well as having a large area of glass, the walls, roof and floor will be very highly insulated to maintain the thermal envelope of the building.

Designed properly to compliment your home, the emphasis of getting light through to the room behind the sunroom is also a primary design consideration.

Loft Conversions

The forgotten space at the top of your home, an attic, loft or roofspace which ever label you give it, is potententially valuable living space, without having to increase the footprint of your existing home.

All loft conversions must have building control approval. This will require detailed working drawings, with structural calculations proving that the alterations you are making to the roof, will allow the roof to retain its structural integrity.

Planning permission for loft conversions is usually only required, when the conversion extends beyond the roof surface to the front of your property.

Most loft conversions will require a dormer alteration to the existing roof, this allows for the greatest floor area with maximum head height.

A loft conversion can give you additional bedroom (s), en-suite, living space, home office whatever you require. Your restrictions often only being roof structure and the overall height of the existing ridge.

Garden rooms

With the advent of home working the Garden Room has become a very desirable option, for solving the problem of extra space within the modern home.

A garden room can be up to 30 square meters (323 square feet) without needing planning permission, as long as it’s not used for sleeping and is at least one meter from the boundary if built with combustible materials. If it’s built within one meter of the boundary, the maximum size is reduced to 15 square meters (161 square feet).

When used as a home office, home Gym, home sauna, an artists studio, a man cave or the most idyllic spot to unwind and relax; the Garden room has it all. Whether a factory built kit or an on-site bespoke construction the modern garden room is a highly insulated low maintenance structure designed to give many years of enjoyment.
